CALGARY — The Calgary Real Estate Board says home sales fell 13 per cent in October compared to last year as prices also fell.
According to the council, 1,885 homes changed hands last month, while year-to-date sales in the city totaled 20,082, down almost 16 per cent on last year but in line with long-term trends.
There were 3,233 new properties on the market last month, down 0.9% from a year earlier, as city inventory rose 30.2% to 6,471 homes for sale.
The council says much of the decline in sales was driven by the apartment and terraced house categories.
CREB chief economist Anne-Marie Lurie says increased rental supply and falling rents have slowed demand for these types of housing, with oversupply also “pressuring prices in these segments more than any other type of property.”
The benchmark price for residential housing in Calgary fell 4.1 per cent year-over-year last month to $568,000, with rowhouses and condos recording the largest price declines compared to October 2024.
